The new Nissan Stadium is set to reach substantial completion on February 17, 2027, a little under four months from now. Fallon's planned 600-room hotel next door is now expected to open in the third quarter of 2030, which is after Nashville hosts the Super Bowl. Between those two dates sit a pedestrian bridge extension, a new boulevard on land the city is still buying, and about 50,000 square feet of retail that so far exists only in plans.
Anyone pricing an East Bank site or signing an early lease there is buying a position on that schedule. The stadium finishes in early 2027, and a short pedestrian connector follows at the end of that year. The larger pieces that would bring people on a Tuesday afternoon are on 2028, 2029 and 2030 clocks, and one of them has already slipped.
Five Clocks on One Riverbank
The East Bank Development Authority's September 22, 2026 board packet lays out the dates side by side, and WKRN's report from the next day filled in the hotel.
| Piece | Status as of late September 2026 | Target |
|---|---|---|
| New Nissan Stadium | Early turnover spaces ready January 7, 2027 | Substantial completion February 17, 2027; first event not yet listed |
| New S. 2nd Street, Phases 1 and 2 | Southern portion under construction | End of November 2026 |
| Seigenthaler Bridge Connector | Design nearing completion | Construction starts November 2026, finishes end of December 2027 |
| New S. 2nd Street, Phases 3 and 4 | Planned | Q4 2028 |
| Seigenthaler Pedestrian Bridge extension, up to $75 million | Funding resolution before the EBDA board | Major construction Q1 2028, opens Fall 2029 |
| Fallon's 600-key hotel | Financing, design and brand still being worked through | Construction Q3 2027, opening Q3 2030 |
The stadium itself looks on track. NewsChannel 5 reported on October 8 that construction was still on schedule for February 2027, with seating, exterior signage and LED lighting work underway. The venue is expected to be ready before the Titans' 2027 season. In the same EBDA deck, the field for the stadium's first event was still filled in with question marks.
The building that draws a crowd finishes first. The bridge extension that makes the walk from downtown easier, the second half of S. 2nd Street and the hotel that keeps visitors overnight all come years later. The EBDA describes the bridge project as infrastructure to improve pedestrian access to the stadium and to make walking between the East Bank and downtown safer. That access is scheduled to arrive about two and a half years after the stadium opens.
The Hotel Already Slipped a Year
Of all these dates, the hotel says the most about where the rest of the schedule could go. WKRN reported that a preliminary timeline Metro published in October 2025 had the hotel opening in spring 2029. A June 2025 EBDA progress report had expected the first vertical development on Parcel C, which includes the hotel, multifamily and ground-floor retail, to start construction in the fourth quarter of 2026. Under the schedule Fallon gave the board in September, construction starts in the third quarter of 2027.
Fallon CEO Michael Fallon explained the timing to the board, as WKRN reported:
"I would say that we weren't aware that the 2030 Super Bowl was going to happen pretty much until it happened, and right then we did get word from EBDA Metro stakeholders, ok you're going to be open, right? And we looked and said no."
According to the same report, Fallon considered ways to speed up construction and passed on the options that would add risk. From an owner's point of view, that is a sound call for a 600-room hotel. For anyone underwriting nearby ground-floor retail, it means the overnight guests who would fill restaurants on non-event nights are counted from late 2030, not 2029. It also means an active construction site will sit next to the stadium during the biggest event the East Bank has hosted.
The Boulevard Land Is Still Changing Hands
The north-south street meant to tie the East Bank together is at an earlier stage still. The Nashville Post, citing Axios, reported in September that Metro had made purchase offers to private owners for East Bank Boulevard right-of-way. The report said eminent domain could be used if talks fail. In that case the city would pay what it deems fair market value, and owners could challenge it in court. The properties Metro is seeking include industrial buildings that house a craft brewery and other businesses.
The design is also still open. The Post reported four proposed models, two of them with four motor vehicle lanes and two center bus lanes. EBDA forecasts call for 170,000 daily trips within the East Bank, including 60,000 by transit, bicycle and walking. Metro's own East Bank Boulevard page describes a dedicated transit lane in each direction but gives no date for service to start.
That affects how frontage is priced today. In August 2026, a two-acre site at 195 N. 1st Street was listed for sale and marketed, as City Now Next reported, on its frontage along "the upcoming East Bank Blvd." A buyer of boulevard frontage is paying for a street with no settled lane design, no transit start date and some right-of-way still under negotiation.
The best-known benchmark for East Bank land is the 47-acre scrapyard, which NewsChannel 5 reported sold for $245 million in August 2025. That works out to about $5.2 million per acre. It is a large-assemblage price from more than a year ago, so it is a reference point, not a comp for a two-acre infill parcel. No newer, widely reported series shows whether East Bank land values have kept rising since.
Where Leases Are Actually Being Signed
The leasing so far follows the pattern in the table. Leases are being signed where something already exists, and the space waiting on the stadium district is still in the planning stage.
River North, the Oracle-anchored end of the East Bank, now has things people can use. Axios reported that the Oracle-funded River North greenway opened to the public in early September, with its entrance next to River North's Shake Shack. Oracle's pedestrian bridge to Germantown is still planned, not built. The Nashville Post reported that Seattle-area sauna and day spa Soak & Sage will open in an 18,000-square-foot indoor and outdoor space at River North's The Landings.
Next to the stadium, the retail is still in the plans. Fallon's Eastpoint plan, which City Now Next covered in May, calls for about 50,000 square feet of space for local and regional restaurants, shops and boutiques around a 1.5-acre plaza, described by category rather than by tenant. Eastpoint Flats is the one Eastpoint building under construction. The Mayor's Office describes it as a Fallon and Elmington project on Parcel G with 323 affordable homes, an 8,420-square-foot childcare facility and 12,600 square feet of retail. As of the September EBDA packet, the site was at 40% mass grading and 30% soil export, with the sewer line complete.
So the first permanent daily population next to the stadium will be a few hundred households in one building, and they arrive well before the hotel. That is the base an early ground-floor tenant would be underwriting on non-event days.
What to Underwrite Before Signing
For an occupier, the gap between the 2027 and 2030 clocks is negotiating leverage, and it is fair to price it in. For an owner or land buyer, it is the carry period. Either way, these are the dates to tie a deal to.
- The stadium's first event date. As of September it was still blank. Until it is set, event-driven sales estimates for 2027 are guesses.
- S. 2nd Street Phases 1 and 2, end of November 2026. This is the first new street segment next to the stadium. If it slips, access to the stadium site is the first thing affected.
- The Seigenthaler Bridge Connector, December 2027. This is the near-term pedestrian connection, separate from the larger bridge extension.
- The hotel's Q3 2027 construction start. It has already moved once. If it moves again, so does the 2030 opening.
- Pedestrian bridge extension, Fall 2029. The EBDA timeline puts demolition and the start of major construction in Q1 2028.
- East Bank Boulevard right-of-way and lane design. For frontage parcels, this matters more than any other date on the list.
Tenants with leverage can tie rent steps, free-rent periods or co-tenancy clauses to these milestones, not to the calendar. Owners can reduce early vacancy by aiming at uses that work without the hotel and the finished boulevard, such as River North's mix of greenway traffic and destination users.
